What is Peelers Yard?
The story of Peelers Yard began in 1820, when the area around Cross Key Street grew rapidly as markets, warehouses, and transport links sprang up around Shudehill.
By 1872, the site had taken on a very different purpose: a combined police, fire, and ambulance station, designed by J.G. Lynde to bring order to one of Manchester’s most notoriously lawless districts. It was here that the term “Peelers” (named after Sir Robert Peel, founder of modern policing) took on real local meaning.
As Manchester’s industrial fortunes declined through the 20th century, so did the site, falling into disrepair after the fire brigade relocated in 1920 and the surrounding neighbourhood fell into decline. The building was Grade II listed in 1992, but a fire in 2002 left only the chimney standing. Today, that chimney anchors a new chapter, with 82 homes built around 150 years of history.

Long-Term Growth Through Regeneration
Peelers Yard sits amongst billions of pounds of ongoing regeneration across Manchester – some already complete, some underway, and some still waiting to begin.
Victoria North
A £4 billion joint venture between Manchester City Council and FEC, bringing 15,000 new homes across 7 neighbourhoods. It covers 155 hectares to the north-east of the city centre. We saw St Catherine’s Wood open in summer 2026, bringing a new bit of life to the city through thoughtful greenery.
Government Digital Campus
Confirmed to be the future home of Number 10 North, the new Government Digital Campus will sit on Great Ancoats Street, just a short walk from Peelers Yard.
Works have already begun on the site, which will bring 8,800 civil service roles to the east of the city, funded through millions of pounds of government investment.
CyanLines
100 miles of new and improved walkways throughout Manchester. CyanLines will enhance commuting and social routes across the city, with the CL1 route confirmed to run through NOMA and Angel Meadows, just next to Peelers Yard.
