The latest Zoopla Report, published in July 2025, reveals something every savvy investor and homeowner should be paying attention to: since mid-2020, UK homes have increased in value by an average of £55,800, a staggering 20% rise in just five years.
While this growth is impressive nationwide, there’s one region that’s outperforming the rest: The North West, with Manchester right at the heart of it.
An Increase of Over 50%
1 million homes have seen a rise in value of more than 50%, showing a staggering average increase of £117,400. The North-West topped this chart, with the highest number of properties rising by more than a half – 12%.
The average increase for homes in the North-West was £54,300, an average increase of £10,860 per year! The 12% of homes with growth of over 50% saw an average of £77,100 on homes that were worth around £122,000 just 5 years ago.
In London, 13% of homes have actually fallen in value by 5% or more, and only 1% of homes increased by more than 50%; it’s clear where the growth potential now lies.
Affordability, regeneration, and demand all contribute to the strong increases that the North-West is seeing. Manchester is the most desirable place to live, and investors are realising this: capital gains in the North are outpacing the South.
