Manchester is no stranger to ambitious regeneration. From the transformation of Ancoats and New Islington to the ongoing development of Mayfield and Victoria North, the city has consistently reinvented former industrial areas into thriving neighbourhoods.

The Plans
When Trafford Council first unveiled plans for the Wharfside area, the ambition was substantial. However, the latest proposals have dramatically increased in both scale and scope.
The regeneration area has expanded to around 150 hectares, with proposals for approximately 15,000 new homes, alongside commercial space, hotels, leisure facilities and public amenities – it’s expected to create 48,000 jobs.
Rather than simply improving the area surrounding Old Trafford, the vision is to create an entirely new urban district that will connect Trafford Wharfside, Trafford Park and Salford Quays more seamlessly with Manchester city centre.
New Trafford Stadium
At the heart of the proposals is Manchester United’s plan to build a brand-new 100,000-seat stadium.
Instead of redeveloping the existing Old Trafford ground, the club intends to construct a new stadium nearby, creating one of the largest football venues in Europe. The existing stadium has long been regarded as an iconic sporting venue, but after decades of incremental improvements, the club believes a purpose-built stadium offers greater opportunities for fans, the local community and the wider regeneration of the area.
The stadium is designed to be much more than a football venue, it’s intended to host a variety of entertainment and keep active throughout the year, rather than only on matchdays.

The updated plans also place a much stronger emphasis on the public realm.
New parks, landscaped public squares and green corridors are proposed throughout the development, helping connect neighbourhoods while encouraging walking and cycling. Improved access to the Manchester Ship Canal waterfront is another key objective, creating attractive public spaces that can be enjoyed year-round.
Sustainability sits at the centre of the vision, with biodiversity, climate resilience and active travel all forming key principles of the masterplan.
Better Connectivity
Improving transport links is another major priority.
The area already benefits from excellent access to Manchester city centre via the Metrolink network, while nearby rail services and major road connections make it well positioned for further growth.
The updated plans aim to build on these strengths by introducing improved pedestrian routes, expanded cycling infrastructure and enhanced connections between Trafford Wharfside, Trafford Park, Salford Quays and neighbouring communities.
A Long-Term Transformation
Like many of Manchester’s largest regeneration schemes, New Trafford will not be delivered overnight.
Development is expected to take place over the next two to three decades, with infrastructure, housing, commercial development and public spaces delivered in phases.
While Manchester United’s proposed stadium is likely to attract the greatest attention, it is just one element of a much broader vision for the area.
