Sister is Manchester’s new innovation district. A £1.7 billion investment into the city, set in the former University of Manchester North Campus. The masterplan includes 2 million square feet of workspace, more than 10,000 new jobs, over 1,500 new homes, and 9 acres of new, nature-led public spaces.
The work will take place over the next 15 – 20 years; the first phase, the Renold Building, completed in August 2024. Located between London Road and Altrincham Street, on the edge of Manchester city centre, Zone C will see half a million sq ft of commercial space across two new buildings.
A Vision for Manchester’s Future
The Manchester Innovation District spans a strategic area south of the city centre, home to the prestigious Oxford Road Corridor. The upcoming phase of development will introduce new state-of-the-art research facilities, commercial spaces, residential units, and enhanced public spaces, further strengthening Manchester’s position as a world-class city for business and living.
The project is expected to bring thousands of jobs, attract top talent, and support cutting-edge industries, from life sciences to digital technology. With new green spaces and improved transport links, the transformation will enhance the quality of life for residents, students, and professionals alike.
Why This Matters for Investors
For property investors, this large-scale regeneration further proves that Manchester is a continuously growing city, and a leading city for investment in the UK. Developments like this have a huge part to play in the growth of the city, bringing new homes, green spaces, and jobs to the city, as well as helping to boost demand for both residential and commercial real estate.
- Increased Property Values – Major infrastructure projects often lead to rising property prices, making early investment in surrounding areas particularly attractive.
- High Rental Demand - With new businesses, research hubs, and professionals flocking to the area, the need for high-quality rental properties will surge.
- Commercial Growth - The expansion of office spaces and tech hubs creates opportunities for investors looking at commercial real estate, particularly in prime locations around the district.
A New Lifestyle Hub
Beyond the financial benefits, the Innovation District will shape a new way of living and working in Manchester. The development will introduce vibrant new public spaces, improved pedestrian and cycling routes, and eco-friendly infrastructure designed for modern urban living. With a focus on sustainability and community engagement, this transformation is not just about growth – it’s about creating a thriving, inclusive, and forward-thinking city.
Invest in Manchester
Manchester is already one of the UK’s biggest cities. With millions of pounds worth of investment lined up for the city, its growth isn’t slowing down any time soon. Supply and demand in the city are severely imbalanced, which allows property investors to capitalise on stronger yields.
Whilst the city grows, so do house prices. In the last 10 years, property prices in Manchester have risen by more than 50%. City centre apartments hold long-term value, and investing in them not only provides regular returns but also an appreciating asset with high demand.
